Do we need one?

My husband and I are having a long argument about whether or not we need a real estate agent to find a new home. We’ve loved living in this house but we’re both wondering whether or not it’s worth the hassle to find an agent. We also think we may be able to buy a house we found ourselves and save a little money by angling to the seller that they won’t have to pay our agent – it’s like their 3% will go right in our pockets. But at the end of the day I’m the one saying we do need an agent. I really want someone to help walk us through the process and the agent we worked with to find this place was so wonderful – I really wish she hadn’t moved! She told us about ElectricityCompaniesinDallas.com and about the septic system requirements and even helped us look up the school district we’d be in even though we didn’t have any kids. I just think you get what you pay for in this day and age and I like the idea of paying for someone’s expertise. My mom is a receptionist at a real estate attorney’s office and she tells me all these horror stories about people who come in needing a lawyer because they got caught up in some scam that they never would have fallen for if they’d had an agent representing them. I love my husband but I have to say I think he’s wrong on this one. I don’t think you can ever be too careful when it comes to buying a house –it’s the biggest investment we’ll ever make and I think it makes sense to spend more time and money and come out of it with a better place to live and no legal issues. The last thing I want to do is fall in love with a For Sale By Owner without a real estate agent by our side to help us represent our needs and wants!
